Saltford (BS31)
Materially different from its neighbour. An affluent commuter village strung along the Avon between Keynsham and Bath, dominated by detached and large semi-detached homes, generous plots, and a heavy concentration of K-Rend silicone render on the newer detached stock along Norman Road, the Beech Road estate, and the various closes off The Shallows and Manor Road. Saltford sits low in the valley with significant river frontage, and that proximity to the Avon is the single biggest driver of the algae and biofilm problems we see here.
Hanham (BS15)
Technically Hanham is BS15 rather than BS31, but it sits on the same A4174-A431 corridor and we route it with Keynsham every week. The stock is overwhelmingly interwar semis along Memorial Road, High Street and the Whittucks Road grid, with pockets of modern infill and 1970s and 1980s estates around Conham and Hanham Hall. The specific challenges of this corridor
K-Rend on Saltford's newer detached
K-Rend (and the wider family of through-coloured silicone-modified renders, Weber, Parex, Krend SK Pearl, K1) is the dominant finish on Saltford's post-2010 detached homes. It is emphatically not a surface you pressure-wash. High pressure strips the silicone water-repellent layer, opens the substrate to water ingress, and on darker shades creates permanent shadow-banding that no subsequent clean will recover. We see at least one botched K-Rend every quarter where a generic jet-washer has charged £200, ruined a £15,000 render system, and disappeared.
The correct method is soft washing. Low-pressure (under 100 psi) application of a biocidal cleaning solution. A controlled dwell time of 15 to 25 minutes depending on biofilm load and ambient temperature. A low-pressure rinse with clean water. The result is a render that looks new again, with the silicone hydrophobic layer intact and a residual biostatic effect that suppresses regrowth for 18 to 30 months.
River-proximity damp and algae acceleration
Saltford in particular, and the lower-lying parts of Keynsham along the Chew and the Avon, suffer from accelerated algal and lichen colonisation because of river-valley humidity. North-facing elevations, shaded gables and gutters under tree cover green up roughly 30 to 40% faster than the regional average.
